There will be a limited opportunity beginning in January 2025 for owners and purchasers of property, financial institutions that may be foreclosing on assets and entities who are considering redevelopment projects in Fairfax County, Virginia to propose changes to the jurisdiction’s comprehensive plan guidance for the development potential of those properties, including but not limited to recommended land uses, mix of uses and densities. The process is known as the “Site-Specific Plan Amendment” (SSPA) process, and the window for stakeholders to propose changes is short—it occurs only every two to three years.
The language in the County’s comprehensive plan provides critical support for subsequent rezonings and special exceptions, which are designed to implement its guidance. As such, the SSPA process is an excellent opportunity to lay the groundwork for repositioning your real property assets for redevelopment.
