Paul Moe partners with clients to advance their business goals in environmental and real estate related matters, including remediation, development, financing, and the sale and leasing of contaminated commercial property.
Development
Paul works with developers in land acquisition, governmental approvals, construction and financing for new projects. Paul has worked with regional and national real estate development organizations, retailers and venture capital firms involved in development. He advises clients on proposed acquisitions of potentially contaminated properties and using the Minnesota "Land Recycling Act" to facilitate development. He has represented "green developers" in the acquisition and development of "brownfield" and "greenfield" sites.
Financing
Paul works with both lenders and borrowers to finance new development, redevelopment, corporate acquisitions, and real estate transfers. He advises both lenders and borrowers in foreclosure and workout matters. He advises clients on multistate financing matters and negotiates construction and permanent loan financing for regional development projects.
Property Disposition
Paul acts as counsel in transactions throughout the United States. He has advised a broad range of property owners, including Target Corporation, Xcel Energy, H.B. Fuller Company and 3M Company.
Environmental Liability
Paul advises clients on liability associated with the ownership of real property, including matters related to hazardous waste, asbestos and lead-based paint.
Real Estate Law
Paul provides legal services in other areas of real estate law, including right-of-way issues and the rights of public utilities. He has experience with condominiums and other common interest communities, as well as in matters related to historic preservation and environmental review of development proposals. He counsels owners and developers of residential rental housing with respect to tenant rights and remedies. He negotiates commercial leases on behalf of both landlords and tenants.
